PLANS & PERMITS

These are the most important aspects to consider to begin the process for plans and permits of your Project:

  1. We make and sign a Contract with our Clients for the Design and Plans. A 60% advanced payment is required for this.

  2. The Plans for the Project are made based on the final design approved by the Client.

  3. All sets of plans are included: Electrical, mechanical and Structural.

  4. With the final plans, a detailed budget is provided to the Clients with the final cost of the Project.

  5. With the plans and all the mandatory requirements that were deemed as compliant during the viability assessment, we can start the permits procedures.

PLANS

  1. Final Plans are submitted to CFIA (Federate College of Engineers and Architects) for approval.

  2. For CFIA’s seal of approval they’ll require a fee, which is a percentage of their appraised project’s value (this is not a reflection of the actual project’s cost but an estimation based on their construction cost standard and we strive to lower that appraisal as much as possible, hence lowering their fee).

  3. With CFIA’s approval, the plans are submitted to the local Municipality for their ratification. Just like CFIA, they’ll require a fee for stamping the plans. This fee is also a percentage of their project’s appraisal, which might oscillate up to 30% vis a vis the CFIA’s one.

  4. With all the requirements and documentation set, we will handle the entire permits process with the respective entities and coordinate payment to the corresponding entities. The cost for the Permits is paid in full by the Client once the payments are due, since they may vary based on their appraisal.
